Moving During Lock Down

With a pandemic threatening the world this has recently been a hot topic that has now sort have been changed but still leaves a lot hanging in the air, such as tenants being evicted and moving dates.

We discuss where we are now and the plight of moving during lock down. 

A few things come to mind.

• Rule Changes

• When you can move

• How you can move 

For a while there everyone was stuck in their homes unable to move to the new homes they has arranged or even move out of the old place. While many could not move they also had a financial change in status as businesses closed and people lost their Jobs. Clearly at this point Landlords thought they could still evict those clients who refused to pay...

BUT

To their surprise NOT. Tenants who could not pay during lock down could simply stay until the end and at this point until the end of Level 3. Evictions are illegal and those who are unfortunate get to keep a roof over their heads for now.

STILL

There are those that need to move and looking forward to that move and the crazy rules were causing a backlog. With loads of discussion they changed the rules at level 4 and gave everyone an opportunity to move once until 7 June 2020 but only if a lease was signed before lock down or a Deed was registered before lock down.

This in itself is not going to work as some deeds were still being registered and most moving only takes place once a deed is actually registered.

On a rethink, they decided to go with lets open it up to everyone being allowed to move once with no restriction on the lease or deed.

WELL.... That helped

Now all you need is a removal truck or company.

OH

And a permission slip from the teacher errrr I mean Law enforcement.

OK

So with us all moving into level 3 now this should all fall away and you can just move, but think of how silly that was. People and families moving from home to home is a daily process, something you just cannot stop, it is just unthinkable how many peoples lives are interfered with let alone the severe stress causing them to get sick, especially as they are not even allowed to smoke.

WELL

Everyone can move now and at least we are starting to find a little normality...........

BUT WILL IT LAST??

Can You SIGN YOUR REAL ESTATE CONTRACT electronically in Cape Town South Africa

There has been a lot of question around this subject since the beginning of lock down.

Hmmmmm

If you are purchasing or selling a home or “property” can you sign the agreement online?

While a digital signature can be done it is still not a legal document in SA and your agreement needs to be signed physically for it to be valid. A digital signature is however being accepted as a deal done at the moment with reservation and subject to all documents being signed and actual viewings being determined. 

The short answer is yes while you can sign your contract in a digital manner you really still need to sign the document yourself with a black pen and the agreement needs to be explained to you.

So many times I see a home for sale by owner and I always think of my old friend whom before I got into this industry thought it would be a wonderful idea to sell his own home to save a bit of money.

WELL…………..
How did that turn out?
BAD……. Real bad as so many mistakes were made and in the end the conveyance was in with the buyer and they robbed him blind.
You might believe that this won’t happen to you and you are far too clever for this type of thing, Ahem…… Believe me when I tell you you are not and be really careful. A Property consultants code of conduct is huge and can only fit into a large A4 file 3 inches thick, not to mention all of the other files needed to understand the industry.
It is not like selling a car, think of it as more like owning a business and running it……….Thats selling your house without problems. My advice??? The 10 steps to selling a property? Remember I sell property…….. CALL ME FIRST!!! I’ll handle the other 9 steps.

There is going to be a lot of property available in the Real Estate market when the lock down and virus issues are eventually over. So many businesses are going to be in trouble causing a huge amount of people to lose their jobs, this will in turn start to cause unrest with hungry people all over. Lets hope this won’t be the case but I can see a lot of property going to be on the market not to mention other things. Talking about property!!
Is the market doomed? If it continues like this and real estate agents are not allowed to go back to work due to restrictions, the property market will probably collapse. If that does not occur there will be a huge shift in the way property is sold and many will be out of work soon.

So if you're in a Country Like Europe, America, Britain,or something like that, you should be investing in South Africa, because the exchange rate at the moment is absolutely phenomenal,

Take the dollar ……

you can divide by 19!!

at the moment the Euro divided by “20”

AND

The pound you can actually divide almost by 22 so that's quite an incredible investment for you, so you should really want to invest in a property in South Africa why aren't you doing it, you know particularly now with the rand to dollar value ran 2 euro value Rand Pound value.

I mean if you've got pounds you can effectively divide by 22, if you've got dollars you can divide by 19, euros divided by 20, so you can get yourself a nice little investment property here in South Africa at a really really good price at the moment.

Property values are going to be at least 10 to 20 percent less than what they were, so you're going to get them cheap at the moment and I got to say to you if you can get yourself a nice apartment here on the beach for a couple of million rand divide that by 20, that's huge and you know, so you don't have to be wealthy and you can own that property, you can Airbnb or you can have a nice little holiday apartment here because cape Town is a fantastic place to live.

If you're looking for a property like and that and you're thinking of purchasing this in cape Town give me a shout let me see what I can do for you. Let me see if I can hook you up I'll send you what we've got and what's available, and you know if you convert it into dollars or Pounds or something like that I mean it's gonna be actually quite quite decent for you, quite reasonably priced.

If you're looking at flipping properties you can do that as well.

Get something cheaper here build it up and flip it, but I mean you not here so it's gonna be a little bit tricky for you, so that's gonna be more difficult so I would suggest just owning it and holding it, I mean even if you're in South Africa and you want to own a property it's actually a better idea to own it and hold it and Airbnb it because if you are flipping in South Africa you've got the transfer duties and taxes and all the rest of it.
